Foundations :
Reinforced concrete strip foundation to comply strictly with Department of Environment requirements (Details on request).

Floors:
2" Screed on 4" subfloor, on Visqueen DPM, on blinding, on hardcore, insulation to comply with Departments requirements.

External Walls:
12" Cavity walls, insulation to comply with Departments  requirements - 27" high rising walls as standard on top of concrete foundation.

Internal Walls:
4" Internal solid block partition walls on own independent foundations.

Roof:
Selected colour pantiles on white deal battens, on approved roofing underlay, on stress graded timber roof trusses at 16" centres. Selected colour aluminium coated seamless gutters and PVC downpipes. (30 degree roof pitch)

Ceilings:
Gyptex plain plaster slabs, skimmed with Gyptex skim. (Finished floor to ceiling height=8'0")-Standard attic Insulation.

External Finish:
Plain plaster finish with plaster Quoinstone where shown.

Internal Finish:
Sand/Cement plaster skimmed with skimcoat skim.

External Joinery:
All external windows and doors to be of White PVC, double glazing. 4 point locking system on  doors.(Choice of PVC front door) White, PVC, double glazed doors (Pilkington K. Glass to all windows/external doors).

Internal Doors and Carpentry:
All internal doors to be standard 6 panelled Regency doors. Red deal door frames, red deal moulded skirting & architraves, red deal door saddles . Standard georgian rope-edged handles on  all internal doors.

Wardrobes:
Standard PVC  wardrobes with oval mirror and vanity unit on  wall-to-wall fitment in bedroom 1 where shown. Standard  PVC cloaks/closet in  Hall where shown. (Choice of 4 standard colours).

Plumbing:
Three piece white  bathroom suite, plumbing only for sink in kitchen and dual immersion cylinder in Hot Press. Plumbing  only for washing machine and dishwasher. 3 piece  white ware to en-suite where shown. Triton T-90i pumped electric shower and  ceramic tray in  en-suite where shown. 1 standard outside tap included. 

Electrical:
Lounge 1 light point and 3  double socket outlets and  1 TV point.
Dining (where separate ):1 light point and  2 double socket outlets.
Kitchen (where separate): 1 light point, 1 cooker point and 4 double socket outlets.
Kitchen/Dining 2 light points, 1  cooker point and 4  double socket outlets.
Bedrooms: 1  light point and 2  double socket outlets.
